Hello everyone!

I have now supplemented my sketch with more detailed dimensions of the walls, windows, contour lines, and roof slopes. I have also marked all four cardinal directions.

Screed:
You are right, screed + ceiling naturally also need to be constructed. I would calculate at least 20 cm for "height loss," okay?

Roof pitch:
I have marked it in the sketch: 29.2 degrees

Living area
No, I have left out the balcony. It is about 12.5 m². But you are also right on this point; of course, I did not subtract the walls from the living area. Personally, I prefer to create a nice apartment rather than squeeze out the last square meter at the expense of an unattractive apartment.

Dormers:
I already had the idea of dormers six months ago but was then unsure about the costs involved and whether the structural engineering would permit a dormer. But it is certainly a very valuable point that would enhance the living space.

I am an absolute layman on this topic but the balcony "faces the street." That means I could imagine that this could be accepted as a second escape route. The fire department could easily enter the balcony using a ladder.

Regarding dormers, I would ask a structural engineer. To my knowledge, the size of all dormers (or the one dormer on the side) may be 1/3 of the total length of the roof surface and no more. So that is already a limitation. Among the people in my circle of acquaintances who have subsequently installed a dormer, there have been no structural problems anywhere.

Of course, you have to be clear that such a measure massively affects the exterior appearance. And whether you want that.

The ridge line confuses me. Is the ridge offset???

I looked at the contour lines again: dormers would significantly enhance the apartment; but even then I would stick to a 3-room apartment.
