Get the information I mentioned earlier. Then one can give more precise advice. If you build, then best without a basement, possibly with a technical room in the attic, with an architect and stone by stone. But if it turns out financially to be a suicide mission and returning is more advisable, then I see no indication to wait for that. The cheaper the return conditions are, the more attractive a simpler plot becomes.

Are there any specifications in the development plan? Profile identity can go as far as being a twin. There are plenty of rulings on this – for example, floor-to-ceiling windows are excluded if the neighbor does not have them.
The goal is that the semi-detached house looks like a single ensemble. According to rulings, this can extend to (more or less) identical size with all the framework data of the neighbor.
Quote from a ruling in Bavaria: "Then the height and width of the buildings, the eaves or gable placement, ridge, base and eaves heights, color and segmentation of the façades, the knee walls, roofs, roof contours and roof structures, and mass distribution may only differ slightly. Otherwise, the neighbor could potentially have a right of objection. This would certainly be the case for floor-level windows versus normal windows."

So not only consider WHETHER I can build, but even if I want to build IDENTICAL to the neighbor at all.
