Hello dear colleagues,

I would like to introduce you to our planned floor plan. Briefly on the current status: The building preliminary inquiry is running, we already have a few rough offers (Currently Baudirekt leading with just under 380 TEUR, but not yet certain....)

Pressure drainage to the neighboring property is required.

Information about the project:
Development plan/restrictions - outer area, special case.
Size of the property > 10,000 sqm, old half-timbered house is on the property
Slope - There is a slope, the old building is to be demolished and replaced with the new one

Floor area ratio - planned 2 full floors

Why did the design turn out as it is now
We designed the draft ourselves. Not all details are 100% clear yet, so we would like to get a few tips.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
We would like to receive tips on what you notice, especially hints about possible problem areas that we have not yet considered in the floor plan. Many details are not final yet. We are very curious and extremely grateful for your feedback

Without wanting to be intrusive: I recognize a standard floor plan with some individualizations that actually make the design worse rather than better. I would advise simply showing your wishes to the [GU] or architect (without a design) and letting them do it. I think something good and suitable will be planned. Minor details can always be improved. As an example, I list here walls that are too thin, a toilet squeezed on the ground floor, entrance area bedroom,

The floor areas of the rooms will on the one hand still be properly relativized when there are actually 40 cm instead of the drawn 10 cm exterior wall thickness. But on the other hand, I still read them as an indication that there is still significantly too little sense of dimensions - the gigantic double garage also points in this direction.

My immediate impression is clear, either you are a "millionaire on the side" or the place will be too expensive.

At the computer, something like this is quickly drawn, but the computer does not clean the windows on the upper floor of the entrance hall for you.

Hip roof and bay window are a combination that leads to a complex roof structure.


May I guess: the basis was a Viebrockhaus?

The wall thickness also caught my attention. The rooms will change due to the correct proportions. What are the many rooms on the ground floor used for? How is the simultaneous use of the bathroom? Have you considered your typical "Rennwege"? Everyone is different, so I do not presume to judge.

First of all, thank you very much for your constructive feedback. The original basis was Kern-Haus, as we liked Kern-Haus very much. My parents have a 50 sqm living room and also rooms in the depicted size, which is why my wish comes from that. Expensive would not be a problem for us. We will carefully reconsider each of the points you mentioned and therefore thanks again for the hints!

: We will still correct the thin walls, thanks for the hint! Which amateur program can be used well for that? We are using Sweet Home 3D, with which it should also be possible. The toilet is designed so that the wardrobe (shoe storage) is in front of the toilet, so that people don’t have to walk over dirty paths to the toilet. Cramped is due to the unfortunate window shape, which I think we should reconsider again.

: We planned the large garage for garden tools, e.g. a ride-on mower, and as additional storage space since no basement is available. Do you still think it is too big?

: On the ground floor behind the kitchen is a utility room with a second oven etc. At the top right is our "storage cellar." At the top left, an office / photo studio is planned.

Regarding the plot size, it might be better to set up a separate tool shed if necessary. It benefits aesthetics and proportions. What renovation reserves are you planning for your aging?
