The plan is essentially a single-family house with a granny flat. It might become a two-family house in 30 years, when the children have moved out. I will still inform myself about the requirements for a single-family house, so this is a point that should be included in the tender. Thank you! The specifications according to the development plan are quite flexible. Two stories, the roof has no restrictions except for neighboring development if applicable. The plot is quite large and the permitted areas are more than sufficient.

How big is the budget just for the house? 500,000?

Since I want to save money with the tenders, I would like to stay under 500,000 EUR. I think with 500,000 I can have everything done including the basement at 2000 EUR per sqm of living space.

An architect will only create a rough cost estimate once he fully understands your requirements and has a basic plan (first draft). This rough cost estimate will not yet include some items (e.g., incidental construction costs, which are also substantial). Only after a tendering process for the trades and receiving the offers will he provide you with a binding cost estimate. And 2000€/m2 including the basement you can probably forget anyway. Basements alone cost around 50,000€ (often even more). But let yourself be surprised.......
