New building shell construction selection: Choose a company or architects?

The often used 2000 euros are without additional construction costs, without a basement, without a garage, without a kitchen, and without a garden. With the general contractor, you won't get far with 500,000 on your construction project.

For a "standard house" with a lot of DIY, a shell construction comes to mind. Contracting individually does not necessarily save money.

But what do you want to hear now?

If you ask a shell builder, they will tell you the price for the shell.* But not whether the tiler, floor layer, stair builder, painter will each cost you 5,000 or 15,000.

And requesting quotes without a precise plan only makes limited sense. If you have 50 sqm tiled, it naturally costs less than 150 sqm. If you choose wooden windows instead of plastic, it costs more, etc.

* How they estimate the shell construction costs. If only AFTER that the structural engineer is done and, for example, requires additional concrete supports, the price will go up again – and unfortunately preferably in increments of thousands.

So practically, I send my drawings with length, width, and height dimensions and request a shell construction without windows and interior finishing, including roof and covering, and a usable basement according to the Energy Saving Ordinance 2016. Obviously, additional costs will arise based on the last planning and inputs from the structural engineer. I am only interested in the shell construction cost share for materials and labor in general. The additional costs should later be relatively similar across all companies. For some partial trades, I have cheap Polish workers who work on invoice for 20 EUR. I know them from many construction sites. Therefore, I want to separate plastering and interior finishing. Maybe it would also be useful to include which bricks are intended for construction, and possibly if it is a double-shell, etc. What do you think? Or maybe phrase it openly so that the contractor can present their preferred type of bricks and concrete.

The craftsmen only have work because of your offers. That is nonsense. Why don't you do it like everyone else and have a plan drawn up and, if necessary, approved. After that, you then get the appropriate offers. I don't understand your sequence.
