New building shell construction selection: Choose a company or architects?

Look, I met with three architects and didn’t pay a cent just to get to know them. Of course, none of them whipped up a design in that time, but each one seriously considered our questions (e.g., whether an attic conversion makes sense given the specifications of the development plan; one even sketched this out briefly for us). And that was in the greater Munich area. You simply have to ask whether it costs anything and if so, how much.

Edit: and just be content with that or make your decision based on what you get in that time! It’s clear they won’t hand over a finished design and cost plan, but at least a rough indication of whether our budget and wishes roughly match or are miles apart came from each one.

Yes, but just getting to know each other is different from wanting information. How did you start the conversation? Do I need a bit of statics and hire Polish bricklayers, or do I want an architect to build? That's a big difference. At the car dealership, I'm also treated differently for used and new cars.

But that's exactly what I wrote, that you get to know each other and don't discuss details like stone filling or anything else yet. You should at least do a bit of reading and try to understand!

Thank you for narrowing down what I can expect and what not. Also, thanks for keeping all recent posts factual. In the meantime, I have also taken a look at the fee schedule. I think it quickly goes into the T1 range, which is indicated at 2% of the total fee. It is good to cautiously probe here accordingly. I am quite surprised that no one considers preliminary talks as a given. Especially when such a construction project for owner-occupiers is always one of the most expensive and important projects in the further course of life. You really want to thoroughly check in advance who and thus what you are committing to and binding yourself to.

A preliminary discussion IS of course. But such a discussion is not of course free.
