New building shell construction selection: Choose a company or architects?

Hello,

I am planning to build a one- to two-family house and have an idea of how I might proceed and would like to hear or read your opinions, as this approach may not be fully developed and lacks many details (e.g., requirements and material definitions). I need support with this.

Currently, a plot of land is available that is fully serviced. Now I want to build a standard house on it. So no special building components and no special thermal insulation, only max KfW 70-90. It should be two stories and fully basemented (usable basement) with about 35-45 degree gable roof and possibly, depending on the price, a knee wall, since the attic may be converted later. A shell construction including roof and basement is sought without plastering and without screed work. Windows, sanitary, heating, and electrical will be tendered separately. The house has a footprint of about 125-130 sqm per floor. What specifics should be specified? Building materials? U-value? I was thinking of sending various shell construction companies self-created dimensioned floor plans, area calculations, and a cubic calculation. Question: What information is needed for a preliminary calculation? If you agree with the price, can a structural engineer or architect be used through the builder? In parallel, I would also submit my planning to architects or present it in a free preliminary consultation. What should I consider and maybe still note when requesting an offer?

Cheap cheap cheap free. Do you think an architect or structural engineer lives on air? You should at least report on your plans and be upfront.

That doesn't help me now. Sorry for the word "cheap." I have deleted it. I think companies and architects know that people compare. Especially when you inquire quite non-bindingly. It's the same at the bank when you request financing and get competing offers elsewhere. "Be transparent"... you are implying that I want to do something dishonest. I don't understand... can you explain that further?

Find an architect, explain to him what you want and pay him, otherwise you won't get your house, whether just the shell or fully finished.

The construction industry is working at its limit, if not you, then they take the next building client. "The customer is king" does not exist when supply is scarce.

I think you have the wrong expectations about what an architect does. He creates a preliminary design for you and, if you commission him for it, also prepares specifications, calls for bids, and accompanies the process up to construction supervision.

However, he doesn't tell you that he will deliver the shell construction for €2,500 more or less – because he first has to call for bids.

Of course, you can and should compare architects to see if the style matches and also ask what the architect wants for his work (which is regulated according to fees for land). But comparing architects and companies is, in my opinion, like comparing apples and applesauce – the applesauce is the next step.

Are you aware of the building regulations for two-/multi-family houses/apartment buildings?
Also, the permissibility of these uses on your property?
