Your thinking reads as very arrogant and pretentious.

At some point in negotiations, one should also know when it is enough, when the limit is reached, or when the value is achieved. That’s about negotiation strategies.

If you think the broker is a shark who only has reason to complain anyway, but you have nothing to lose, then turn away from the poor troll and keep looking.

Deals are made on equal footing, not by belittling someone.

Who says that the broker won't have sold it to someone else by October? He might get the full commission then.

Type question, if you sell yourself as skillfully as here, surely 98% of the agents will laugh in your face and say "ciao". Then you have something to "ponder"... Man, you are buying a house, probably one of the biggest investments in your life. The chances are not good and you still want to haggle boldly?

You certainly are not sitting at the longer lever...

What does negotiation strategy mean? You are at a disadvantage compared to the seller and his interested party because of the broker. The seller wants 380k and will get it in 3 weeks, so why should he come down? You wouldn't do that either. The only lever is the broker. Tell him your price, I'll buy the place, and afterwards we go to the notary. Maybe he says 8k under the table and that's that. By the way, if I were the seller and had 2 interested parties, I'd even try to get a bit more. That's negotiation :) happened with my colleague in the urban area

Your offer should always be just above the level of audacity. In the last negotiation for a 450k euro house, I pushed the price down to 405k euros and the broker's commission from 24k euros to 12k. And that even with a house that apparently had many interested parties. Old house, shell without floor for me, therefore rejection. After my rejection, the house was sold within 3 weeks. You just keep paying diligently and let the euros be taken out of your pocket with the thought that everything has its price. Exactly because of people like that, it has come to the point where the outrageous broker demands 20k for an exposé, a few photos, and a viewing where he knows almost nothing about the house and you have to ask the neighbors yourself. 2000 euros would still be too high for such broker service. I'm out.
