I will now exaggerate: He takes the pictures, creates the exposé, and posts everything on the [Immobilienbörsen]. Whether the listings are successful after 1 day or nothing happens for 6 months, it doesn't cost him any extra work. Occasionally a viewing and a few email contacts. And alongside these listings, he has 20-xxx others. So he has just as little to lose as you do.

Apparently, no one here really knows much about negotiation strategies. I don’t really either, but apparently more than some here. Even if I offer the broker 10,000 euros tomorrow instead of 13,900 euros, he will complain and initially not want to accept or only with a lot of fuss. People have mostly met in the middle since negotiations have existed. I tell him 3,000 euros, he maybe says 11,000 euros, and I tell him my final offer would be 4,000 euros and goodbye. He has a long time to think whether he comes away empty after 6 months or whether he still gets 4k or 5k or whatever....

But he did invest time in it. Many viewings, travel costs, and talking not counted. But fine by me.
