If that should be true, the seller played it better and is probably at least as happy as you here (possibly even including correct spelling), after all, your first offer was 365k, and since you were told he had an interested party who would pay 380k, you increased. If that interested party existed, he would have sold to them, why would he give away 7000 Euros? So they didn’t exist and the seller is a good player ;)

I think hit the nail on the head. The seller pushed the price and you took the bait. If he had been sure to have one, he would have waited another 3.5 weeks and earned €7000 more.

In the end, a buyer who believes they have made the bargain of a lifetime and an agent and seller who are quietly laughing to themselves.

Don’t get me wrong, I am also an advocate of having a house professionally assessed so you don’t buy a pig in a poke, but the price is still set by the market, not the appraiser. "Almost like new"... especially when, as a seller, you have to accept a high depreciation.

"Let's say you have a private buyer who pays more and you terminate me, then he is under pressure and that's how I get way more than your last price for you. As bait, I lower the commission, but we’ll sort that out behind the scenes, win-win for both of us."
