I was interested in buying a house 5 times...

We were outbid 2 times until we gave up, once we were the first and immediately agreed and would have gotten the house, this strategy often works when the seller built the house themselves and is proud of it, they don’t want the highest price but someone who falls in love with their house

And once the seller had no idea what a treasure they were selling

Yes, some professions are absolutely outrageous, and you have already pointed out other characteristics of the agent before. It may be that he was not sufficiently informed by the owner. But divide 20000 by 6 months and subtract 1000€ fixed costs monthly. 50% of that remains with the agent, who maybe sells 2-3 properties a year. I accompany agents during the photo shoots and take pictures. And the small ones don’t sell much. Too many want to jump on this supposed money-making machine.

Apparently, you don’t understand anything about the market economy. Supply and demand. The seller wants his price and is willing to wait and obviously gets it. An iPhone is not worth 1300 Euros either, and people tear the model off the shelf. Regarding brokers, yes, I don’t like the species either, but he has performed a service and wants to earn money. Or what would you say if your boss told you next month you will only get 40% and he won’t pay social benefits? Your standpoint is honorable, but with so many failed purchases, I would reconsider your sales tactic.

The contract draft from the notary is on its way.
Purchase price house + photovoltaic system 373k euros (originally 380k euros without photovoltaic, house valued by the building inspector at 380k without photovoltaic)
Broker 7800 euros (originally 19800 euros)

That was a mistake, forum trolls, to ask on the internet about haggling and negotiation strategies.
Just keep paying diligently without negotiating smartly or even knowing how to do it.
But most importantly, go out and mingle with people...

I would like to become smarter than I am, maybe others feel the same.
