Although I am an amateur, it is unmistakable that this will be a structural challenge. I don't believe the builder will construct it this way. But you will still change quite a bit here, for example, your planned chimney now stands right in front of the door or in the middle of the hallway.

But what I actually want to say: I would not install a space-saving staircase. I already find it odd in a modern and open house that you allow yourself a stairwell and thus exclude the upper floor from life, but then also choose an uncomfortable space-saving staircase—I don't understand that. Without an open space, you wouldn't even be able to get Ikea packages upstairs. Then you walk through the entrance area in front of the wardrobe through the dirty zone... also not nice. The windbreak itself hardly offers space for anything. I don't see any wardrobe space in the hallway. While Kerstin wears 2–3 jackets per season, my husband has a remarkable 14 jackets, which he is not willing to keep moving all the time, since 3 jackets are just garden/work jackets, two for work, 2 for running, etc. What I want to say is that such a space should be planned for each person in a house, especially an open one. Then there are sports clothes, at least for the kids, and lots of shoes. The garage is no alternative since you don't want to put frosted things on your head or feet.

Then I would question the size of the pantry and WC: intuitively, I would make both the same size because a pantry only makes sense if you put a second freezer in it. In a 1-meter-wide room, you hardly can fit anything. However, I would rather see the pantry in the basement, where it would face better climatic conditions; instead, the ground or upper floor would benefit from a storage room for vacuum cleaners and mops. Are you planning a laundry chute? Using the staircase with a laundry basket may not be very safe.

Nowadays, a steel beam is not a problem. Besides, I am not building a wooden house but a solid one made of concrete.
The running jackets certainly won't be placed in the entrance area or anywhere near the living space. We sweat when running.... That's what the basement is for. In addition, we have horses, which adds quite a bit. But that's not an issue. The solution is called the basement. I also have the second freezer in the basement. What else do you put in the basement if you have everything on the ground floor?
The bathroom downstairs is intended later as a second bathroom for the children - I am willing to pay 10,000 euros for an additional one upstairs. The chimney stands without touching the wall, just to the right of the children's room door. That works too.
In addition, the upper floor should later be separated from the ground floor. Hence the granted staircase. The living room will then become a bedroom for old age....

Does anyone else have more jackets for the ground floor?

Yes, my thinking suggests that we don’t have a basement [emoji23] You’re right, garden stuff can also be stored in the basement. However, I personally can’t imagine going to the basement for every shoe. And the kids won’t obediently do it every time they go out and come back in.
Anyway: You do it, your wife does, your children do, and soon you are slaves to your house with an uncomfortable staircase.
Since you somehow justify everything, I wonder what you want here now?

Since this floor plan comes with the corresponding candy layout, we certainly put a lot of thought into it and have replanned it multiple times. We want the nonplusultra now - and not only by the 3rd house. The current shoes and jackets will certainly hang in the ground floor. However, I don't see a problem with that. My concern is to possibly find improvements before signing. That's why I'm here and discussing my floor plan.

What is in need of improvement, we have mentioned. This draft now, as it is, will certainly not get any treats. The 7.30 in width offers you only an acceptable living room if you draw the dining area where you have it. However, a chair needs more space to the back. Therefore, it will not be generous in the main living area. On top of that, a hallway that no two people can walk through because it is too narrow. The staircase, as already mentioned several times, is too narrow to feel comfortable. I also do not like unnecessary hallways, but I like even less corners and rooms that I MUST use several times a day that constrict me and my family. I hope your planner corrects everything :) if you do not want to listen to us. Best regards in brief
