So I would have no problem building like that.

I was a plumber myself for years and also installed such sheets.
We never heard from a client that he had any problems with it.

ok good, then I hope I also get positive feedback from the district administrator and that they also allow building the gable like that.

regarding the price: Simply standard equipment nothing special but also not all cheap

- Heat pump with ventilation and heat recovery / underfloor heating in the granny flat, ground floor, attic
- Bathroom tiles only on the floor, shower, around the bathtub
- Granny flat self-construction, but connections must be planned
- Ground floor tiled with slate, (we will do the carpet in the attic ourselves)
- Painting and wallpapering will be done by us
- House exterior dimensions 8.5m x 11m
- 2 skylights, hallway attic and bathroom attic
- Staircase if possible made of concrete and also tiled with slate, otherwise a wooden staircase
- Extra entrance downstairs for the granny flat should be level with the street at the front.

At first glance, I really like the house! A plot with a slope always has something special anyway.

Be careful with DIY work. I just had three painters spend a total of 50 hours on filling and painting fleece in the living room and hallway. If I take twice as long myself (and I tend to expect more), that's 100 hours of work. Together, we might manage 32 hours on weekends. That's at least three full weekends just for the preparatory work. Nothing is painted yet then. During that time, we can't do anything else (like housework) and are exhausted. You also pay twice as much for the material.

Let me know how satisfied you are with the slate. We initially considered it as well.

Slate was/is also being discussed with us...

Although at the moment, dark wood-look tiles are more popular...

It does look nice, but is supposed to be quite maintenance-intensive compared to "normal" tiles...

Yes, that's exactly why we only want to paint and wallpaper... not fill :-)

We still have to take a close look at the slate, that was our idea.

What did you pay for your house? Will we come close with 200,000 EUR + basement...?

According to all experience, a solidly built house – important: with comparable quality – is always more cost-effective.


Are you building the basement completely yourself or are you “only” doing the interior finishing of the granny flat on your own?


Yep, between TEUR 35-40; in the case of a hillside location, however, several thousand euros would probably be added.


That only works rudimentarily, because the hillside location must be inspected on site, the property measured, and thereafter a soil report prepared. Don’t deceive yourself about the additional costs for the hillside; you have 2 sides/semi-detached house which must be calculated as above-ground exterior walls. Also important: with hillside locations, layer water must always be taken into account. And the additional earthworks – even with favorable soil conditions – are not yet included.

To give you an idea, I have attached a side view of a construction project where we are currently waiting for the building permit.

Including 19% VAT* at a fixed price for turnkey € 385,600.00

In the above example, our builders achieve pure living space of 76.34 sqm for the granny flat and 178.80 sqm for the main apartment according to DIN. If you are wondering about the additional ventilation system for the granny flat – with a single-family house with granny flat you cannot run the ventilation via one system! And – in the granny flat in the basement no toilet needs to be installed, otherwise instead of the small lifting station a larger one with double chopper would have had to be installed.


That should be about 150 sqm for the main apartment and about 70 sqm living area for the granny flat; approximately 220 sqm total estimated according to DIN. Broken down from the presented example and with the same equipment, you should realistically calculate TEUR 310-330/semi-detached house.
