We bought an existing house. From what I have read here, your estimate of 200,000 EUR + basement + additional costs looks pretty good. The big factor is the land, which you already have. That is already an important form of equity.

Wow cool thanks for the overview, but please don’t scare me. But I think / hope we can calculate less because:

the house is smaller 11x8.5 = about 140 sqm + granny flat which you couldn’t really see properly in the picture with only 40 sqm, only the front area / the back is normal basement and heating. They won’t get ventilation in the granny flat....

It is like this that now there is a house on it that will be demolished, therefore we also have less excavation and earthwork / hopefully. Here is my current exact calculation: Please correct me!!!

OK, that means 360TEUR + 40TEUR (your) property = 400TEUR total sum. You are financing that with 40TEUR equity, namely your property. If no further equity is available, it doesn't look very positive. 1500€/your is very much. If you earn a lot and can handle that, why haven't you been able to build up equity so far? More info please : )

Yes, that's about right, so the total sum is 420,000 EUR.
That makes equity 56,000 EUR
340 sqm x 330 EUR standard land value = 112,000 EUR
Half of that equity 56,100 EUR.
That's exact and that's how the bank calculates. I had calculated the land differently above for my calculation.....

We also have to bridge the time because of the baby etc. That's why 1500 EUR/month max......

We just lived well :-) .
That's why we finance 360,000 EUR then for a very long time with 1% repayment and 30 years fixed interest over 36-40 years. Will also inherit something. And put in more money later. That’s the plan for now

Hello,

I see the catch in the additional construction costs. Things often turn out differently than expected. For us, they also kept increasing. What you don’t have is the complete outdoor area, garage? You definitely shouldn’t calculate under €300,000... excluding the land purchase. And personally, I think it’s very important: keep €20,000 cash in reserve. During the construction, invoices keep coming in, and you often have to pay them in advance since the bank usually only makes 5 free withdrawals. Read the contracts carefully here.

Also, you should ask within the family if someone might be able to help out with a few euros in an emergency. That way, you sleep much better :D

30 years fixed interest period is already very nice. We currently have €3600 monthly and also plan to have a child. I do not want to pay €1500/month. Sometimes an income can completely disappear, keep that in mind. A house also means bigger investments. You have to build up reserves, sometimes spend large sums on heating, roof, or possible repairs/damages. What Der Da mentioned is also very important. You want to quickly buy materials, pay craftsmen, pay authorities, sue the general contractor : ), etc. You need cash on hand. "Quickly" paving a terrace can cost a few thousand euros. Then there are wishes that are not included in the building description. A different front door: €3000, bathroom different €3000, more expensive tiles: €3000, shutters electric after all, €5000, and so on. -> Having money on hand: priceless If you want the current interest rates, consider a forward loan and then wait another two years during which you set aside at least €1000 monthly.
