I got a loan from the "Wulff" bank :) But you actually shouldn’t even try there, because they only offer very bad conditions without equity.

4.2 is a lot. You’ll never manage that with €1500. If you run it with 1% repayment, after 30 years you’ll still have a remaining debt of nearly 200,000. Are you aware of that?

To pay off the partial loan within the fixed interest rate period, you have to pay almost €1400 monthly. + the part for the €100,000 from the KFW.

So taking out €360,000 is really a lot of money and then having no equity in reserve... well, I wouldn't dare...

I also wonder how it's possible to have €4,100 available monthly and then absolutely save nothing??? Your lifestyle must be extremely high... can you then scale it down like that when you have a house and the costs arising in that context?

Regarding the financing: We have part of our loan for 10 years (including KFW) and the rest for 15 years. Since no one knows what the interest rate will be after this time, we have secured ourselves with a home savings contract, which we are now saving up in 10 or 15 years. In the end, we then have a calculable risk. Since we are still relatively young (both 27 years old), it doesn’t bother us to pay off a bit longer; it was simply important to us that the monthly rate is not too high because you also want to live a bit.

I also think it’s important to be aware that "extraordinary" costs can come up from time to time. What if the car breaks down or the dog needs surgery? Therefore, you should always have about 3 months' salary as a reserve here so you can sleep peacefully...

House is now being built.... 290,000 Eur (house, basement, granny flat) + land and additional construction costs = 377,000 Eur
