So you are building the house completely on your own? Or do you have everything done only by specially hired companies, or is it a complete developer, or can you, for example, lay bricks yourself, or will it be a prefabricated house??? There are too many possibilities to capture the calculation so generally, in my opinion, and when it comes to calculating, you should be better at it than I am since you also receive 7000 euros monthly from a building materials wholesaler...!

After we looked at various used properties but couldn’t quite come to terms with them (especially the prices), the idea of a new build is still very fresh. Actually, it’s only a few days old. I can handle the calculations, but the whole matter, meaning the house construction, is new to me as a complete package. Hence my questions. Masoning a wall myself? No chance, better let people do that who know what they’re doing :o)

At the moment, I tend to hire a well-known architect to create a plan and a bill of quantities for us, to put the trades out to tender, and then to oversee the construction (broadly speaking). The advantage would be that she can adapt the house well to the conditions.

If I were to buy a “off-the-shelf” house, I could live well with that too. However, I fear that special requests would then become disproportionately expensive, in which case I might as well hire an architect right away.

Well then. I think I just need to engage further with the topic and clarify the questions.

As it reads from the initial post, the 7000 income concerns both earners. But with one and then the next child, wouldn’t one salary go away?! Plausible?

Building materials trade: I don’t know what a craftsman thinks about working with building materials that are not purchased from "his" companies. They get their conditions from their wholesaler and calculate accordingly. That would be like me handing the plumber the toilet bowl: go ahead. He can’t guarantee it because it wasn’t ordered by him. Plausible?!

All in all, a chocolate cookie here for calculators, if the framework conditions could also be maintained that way.

Additional construction costs are set too low. With developed instead of fully developed, I would also inquire before the additional construction costs could fall to three times as much.

I estimate the calculation for a simple one-storey house as follows:

Single-family house 150 sqm/living area, plaster construction and energy saving regulations: EUR 210,000
Plot: EUR 85,000
2 carports, 3 x 6 plus 3 x 9: EUR 16,000
Ancillary construction costs: EUR 35,000 - 40,000
Interior painting: EUR 10,000
Flooring: EUR 10,000
Exterior facilities: EUR 10,000
Kitchen: EUR 10,000
Reserve: EUR 10,000

Total investment approx. EUR 401,000 minus equity EUR 120,000 = EUR 281,000 financing requirement


Yes, although the figures shift analogously to your calculation.

PS: You will not be able to save through your building materials trade, because no general contractor/subcontractor will let you supply the material on site; the craftsmen all have mixed calculations. Even with awarding via an architect, this wish will probably come to nothing; it looks different of course if you carry out parts of the interior finishing as genuine own work.

The amount already takes into account that we have two children and my wife only works three mornings – exactly the 15 hours – (a home workplace would also be possible), which is then covered by childcare. As I said, I generally do not worry about the debt service capacity. My goal is to repay the loan within a manageable period of max. 15 years. We don’t need to go deeper into this point.



The craftsmen buy from us; in practice, we are their wholesale dealer. I think there are possibilities there. But this should also not be the subject here. Slightly cheaper purchase prices can at most be a bonus but not decide over the success or failure of the project.

Sorry, I probably expressed myself incorrectly. The intention is a building with a ground floor, 1st upper floor (with sloping ceilings), and a – however shaped – attic floor. According to that reading, probably rather a 2.5-story building?



Yes, I will then discuss more precisely with the companies, as I said, there are possibilities, but it does not decide over the overall project. What do you mean by genuine self-performance? I buy the building materials and install them myself? That won't work…
