in terms of building regulations, there are only I-, II- or multi-storey buildings. If you want to convert the attic - it depends on the knee wall height and attic, you have to consider an additional staircase and the further construction costs. Approximately in the range of TEUR 12 to 14.

You have misunderstood that now: the house you want to build (ground floor, upper floor with gable roof + attic) is legally a single-story house :)

What more is there to say here ... everything fits. Even if a few tens of thousands of euros are added to the €330,000, that will be paid off in 15 years.

[Förderdarlehen] could still be included. Makes the overall financing cheaper.

Yvonne has already explained what is legally meant by a single-story building.

In case you are thinking about realizing your building project only on one level, you should first inquire at the building planning office whether the development of the plot with a bungalow would even be approved. Furthermore, you must consider that a bungalow is always more expensive than the construction of a single-story building.

Hello Lars,

the scenario sounds quite good to my ears at first, if you have the income to be able to pay it stress-free. Have you been with a building surveyor? The problem with such beautiful old houses (which I love very much) is less the initial purchase price, but rather the fact that you need at least half the purchase price again or more for urgently necessary repairs.
Have you already planned for that?
