Good day. Unfortunately, I am having some problems with my roller shutter installer. I bought a condominium where the normal strap roller shutters were converted to electric ones. Now I have 3 problems. I have already reported partially.
1) Slats do not all close evenly! According to the roller shutter installer, replacement parts from the manufacturer are coming. So they will be exchanged. It just takes a while. But I can live with that. 2) The aluminum guide rails on the right and left only go down about 3cm to the windowsill. So on the right and left there is a 3cm gap where strong light comes in early in the morning. I have been sleeping with a sleep mask for 2 weeks. It is that bright. I have the east side on the upper floor, and the sun is already burning in from 5 a.m.! I understand that roller shutters are not 100% lightproof. But such floodlight in the morning... In my old apartment, I had no problems with this (strap). Those darkened about 99%. Here, the roller shutter installer first has to talk to the [BT]. Allegedly, [BT] ordered that the aluminum guide rails do not go all the way (or only 5mm) to the aluminum windowsill. But a 3cm gap is a lot. So this is still open... 3) According to the expert at the acceptance inspection, one window must be equipped with a strap or hand crank (roller shutter). For a second escape route. This has apparently been the case for a long time in Bavaria. The roller shutter installer and [BT] knew nothing about this. Now the problem is who pays for the reconstruction... If I had been told this (whether by [BT] or the roller shutter installer) during the offer phase, I would have left one window with a strap.
I would not have thought that roller shutters cause such problems... It really costs nerves. Erika
