Well.... 2% of 447 TEUR is almost 9000 euros....

I think he'll probably get off cheaper... :)

If the property had only had to be recorded at the purchase price, he might have managed, probably with the note that the costs increase disproportionately the lower the transaction value.

Thank you. Strange that all costs were considered so carefully for everyone, down to road closures and construction power, etc. But not that the incidental purchase costs increase due to the mortgage, instead it was only mentioned as 2%. All other comments I ignore. This is a forum and not a classroom where people need to be educated. People speak colloquially, it's about facts and problems, and obviously the topic starters haven't done their own research beforehand - that would make a forum unnecessary. So such comments actually indicate that the beloved forum itself is unnecessary :) But somehow there are always such advocates again and again in German forums. Internationally, it's simply much more relaxed. Germany, after all :)

No, that only shows that every house construction (despite standardized costs) is individual. This is how a general contractor differs from a turnkey builder from an architect, but you already know that.

With a typical land purchase and a land charge of the same (or lower) amount, you will come with the 2 to 2.5% for notary and court (incl. land charge). But if you take a 100k land as a starting point and then add a 400k land charge on top, it should be clear that it will probably be more expensive. If you had taken the 400k as a starting point, you would be fully within the cost framework. So the 2% is correct. If you register a 5,000,000 euro land charge on the property, the fun alone will cost you over 20,000 euros. That is only 0.4%, or 20%, depending on the perspective.

And now something different, because you are always so 101% correct. There are calculators on the internet that are very accurate.

After 5 minutes I knew that the whole thing would cost you about 3500 euros without any extras in the usual range. Extras ([Briefgrundschuld, Vorabbestätigungen]) of course cost a bit more, but there are also things where you might save money, for example if no enforceable copy of the mortgage is to be issued (but that is rather the exception).

Strange. I used Google and several financial advisors. Everyone knew what the construction project would cost in total and how much of it was a land charge. Everyone said that purchase incidental costs only apply to the land and then there are roughly about 2% brokerage, tax, and notary fees. No one mentioned the other costs. If you are supposed to believe someone, who else if not the experts for it?
