Vehement => according to the Duden among other things means "energetic." When I read such cardinal mistakes from a salesperson, I have tears in my eyes. And as if this blooper wasn’t bad enough, you even use capital letters. Are you having a defiant day today?


That does not exempt you from taking care of the potential amount of the disputed sums yourself!

The list of ancillary building costs has been freely accessible on the HBF for quite some time for interested users; even in its own thread and supplemented by helpful numerical data from members who have completed their BV. So you could have known it .... but you have to read it yourself.

I can understand him to some extent.... The literature is extensive and almost all internet calculators show you 2% for notary and court costs, some even 2.5%.

The only question, and that is what this is about.... 2% of what?

And that is often the purchase price (used property, developer, pure land financing).

There are just these special cases... Here everything fits into the 2% from the land price as well
Only the costs for the mortgage deed do not...

But this has already been explained multiple times by various writers.

My advice to the OP: You still have a lot to learn. It is probably not about having an extra 1000 euros lying around somewhere, but these situations will occur more often. So set aside 10% (of the planned estimated costs of the entire project) additionally and wait for what is to come. I have not yet seen a house that ends up cheaper or exactly as expensive as initially planned.

Replace general behavior with attitude, then I agree with you 100%. The OP can be glad that despite his attitude here, he is still being helped/has been helped. : Sure, you can understand him if the information received was not correct. However, even when seeking help, one should adopt a somewhat better tone of communication.

I don't understand - every question from him ends in a disaster because it's always someone else's fault. I served him "back then" some links (among others about the incidental construction costs) on a silver platter. Unfortunately, these questions continued to be asked, although they had already been answered in the linked threads.



As long as you don't pay your experts, you should keep your expectations low. You're just starting; more will come - we warned you that it wouldn't stop at taking up a certain amount and building a house with it. We have constantly explained to you that every few weeks something else would be added.

None of the parties involved in the construction is obliged to check and correct your homework.

Even if I don't like the way it is done, I still want to agree with Hendrik a little. In 99% of the sources, notary costs are flat-rated (also in the sources in this forum, also in the pinned thread!) and that simply does not do justice to the matter. I have also experienced that, for example, financial advisors do the same and have even reduced my own calculations, preferring to use their own flat rates, e.g., 2%, for financing plans.

What can be learned is that houses do not build themselves (especially not through "the Internet"). One cannot escape responsibility. Expertise that is not explicitly compensated and is liable is always to be doubted, at least checked. If one wants to come out of the situation more or less unscathed, one has to deal with the diverse subject areas around construction, otherwise it can end in harakiri (but it can also go well, that’s supposed to happen ;))

But we should not revel in typos and the like here. We don't need that level either.

it's simply about being able to get the necessary information yourself in under 3 minutes. In the same breath, you also find out that a higher mortgage might have been possible at the same price. But these are things that either you can handle with Google and a calculator, or you pay for advice at the notary. Apparently two things that did not happen here.
