You should therefore end up paying around €3,500 for the land register and notary at the end of the purchase.

The high fees are due to the registration of the land charge. We bought our property (NRW, 80k) with own funds and paid 1.53% for the notary and land registry office. The registration of the land charge is added on top. Just Google "Grundschuld Gebührenrechner". With a purchase price of 122k and a land charge registration of 447k, the calculator of choice shows total costs of 3488 EUR - without letter/notary escrow account/confirmation. Extra requests of course cost more.
