Then the correct terms are not being used at the moment. A developer always sells a plot of land together with a house.

You have received the answer. Is it a developer or a development company? Since they are likely selling you another contract with the property, it must be a developer, so they also build the house (to contradict here, the house can also be freely planned). This means you pay real estate transfer tax on the house and land, it's as simple as that. There is very little to interpret or manipulate.

My appraiser and I have a different opinion. Although I have only been in the new house for three weeks, I received exactly what I ordered, planned, and paid for. And it was precisely thanks to the developer that I was spared all the hassle that this forum is full of.

You get out of the deal if he sells you the land without any additional contract and if you then build with someone else. Otherwise not. Unfortunately, that's the way it is. The tax office sees the matter as a business. This is not new. When we bought our first townhouse in 1998, it was already like that. Real estate transfer tax on everything, as the seller of the land and the house parcel were the same and there was nothing to separate. Karsten
