If the builder is the owner of the property and this is your wish, as harsh as it sounds, you will have to keep looking. He will certainly not sell you the property without the house because that is how he makes money.

Or the land price is so high that it becomes uninteresting.

My appraiser and I have a different opinion. Although I have only been in the new house for three weeks, I have received exactly what I ordered, planned, and paid for. And precisely because of the developer, I was spared all the hassle that this forum is full of.

I am glad to read that. And I certainly did not want to give the impression that one has to look for the good guys with a magnifying glass, or that all developers would better be sent to the devil. The business concept "developer" is indeed sensible, and that for "both sides."

However – well, forums are probably only partly representative – one also quite often reads about cases where such "packages" included a mediocre planner. The threads on the subject of wall construction (or basement construction) also not infrequently describe partners of the house builder who are not very flexible.

Waterproof in what way? For the developer? For you? Does he say that the real estate transfer tax is only due because the land comes from someone "else"?
