Is one supposed to be directly adjacent or does an industrial area begin a bit further away? Of course, no one here can assess how that will affect things... noise etc.

Honestly? If at 120€/m², 800 compared to 600 is not within budget, then the structure seems so tight that a nasty awakening probably looms.

Real estate transfer tax only applies to the land in this case. At least according to the initial discussion with Artek.
I’ll best find out again where the land comes from then.

Maybe it’s related to the fact that Artek has both a real estate and a solid house company?
