Land purchase: What urgently needs to be considered? Tips?

It is at the end of a public street with a house number. To the left of the house, there is a residential house. Opposite and to the right is a field and a small piece of forest.

I did the query online, there was a mailbox with a house number on the street, and I queried the street with the house number online.

I received a cadastral map from the real estate agent today. The plot is surveyed and there is a house on it. Here is the excerpt: the plot is 460.

Take a look at the neighborhood - just talk to the people and ask what you need to do to possibly become a good neighbor. In the process, you will learn a lot about the property. If people brush you off rudely, then don’t buy. Bad neighbors cost quality of life, which a property cannot compensate for.

For me, clearly an outer area. Don't let yourself be pressured, unless the plot is so cheap that you would buy it as a recreational property anyway. Maybe new development is unproblematic, but I consider extensive requirements from the approval authority much more likely.

There isn't much to see there.

One is quite far away. I rather see the building permit authority standing in the way of perfect happiness here.

The property has a good price for the location but definitely only for recreation, if we want to live there.

Okay, I have to ask stupidly, what does outdoor area mean?

We ask if there is a building permit? If she says no
We ask tomorrow if there are building conditions? If she says no
If there is a development plan? If she says no it could be positive for us?

Don’t rely on the real estate agent. Clarify this with the building permit authority on Tuesday. Building in the outer area is a no-go. Google is your friend
