Very suspicious, the real estate agent!

The neighbor is even more suspicious!

Just because a seller is suspicious does not mean you have to give up the goods. The circumstances concerning the property were obvious.
That the property line is now not marked by a fence and the ground is overgrown, this circumstance somehow appealed to you. I recall:

Apart from the fact that it was good you did not accept the immoral offer, one should always look behind the facade of the property. The reasons you gave for not buying are quite surprising and incomprehensible to me.
What if the agent had acted properly and no neighbors had been there?

What if the property were offered again without a realtor?

As written, we have no stress... it should fit, we plan to start construction at the earliest in the middle of next year. Something unserious like that is not for us. The thing with the second buyer... I don’t trust anyone who does something like that, holding out their hand to cheat their client... we won’t be the first where someone tried that... and she said it’s a great community there... I don’t want to be part of a community like that...

The contribution to the viewing appointment reads... interesting. Unfortunately, such real estate agents are regularly around. Actually, the second interested party who almost wants to buy is standard. We have already experienced this with three plots of land, one of which is now listed online nearly 6 months after the call with the agent at 20k cheaper.

I would see it as an exercise for you. Don’t be too naïve, don’t believe everything the agent says immediately, and preferably research B-plans or restrictions yourself (for example, we once received a hand-drawn plan with building boundaries from an agent for a plot that in reality should not have been built on). Agents can be helpful, but often unfortunately they just want to grab their commission and do nothing for it.
