Land purchase: What urgently needs to be considered? Tips?

We experienced something similar in 2005. We were absolutely thrilled with the location of the property. The problem, that this great overall property would be divided to build 16 semi-detached houses and our single-family home, with the trustee administration of incoming and outgoing funds ordered by the homeowners’ association, only became clear to us in 2011. Now we will try to separate our special usage right from the then still large remaining property. Unfortunately, during the construction of our single-family home, the area of the special usage right was handed over with about 18 sqm less, and as a result, the distance to the next building is only 10 cm. For some time now, we have repeatedly applied for the support of the homeowners’ association to exit the community and to obtain an exemption permit from the building authority.

Your tips are great and I repeatedly hear from people that they did not think about this before buying. The problems only become apparent during construction or even when moving into the building.

Okay great - in summary:

Is there a development plan?
If yes, does it allow what we want to build?
Is there a positive decision on the building inquiry?
What is the building envelope?
What about contaminated sites?
How was the plot used before?
Could the soil be contaminated?
What do the neighbors say about the soil?

We would ask these questions today and also present the feedback here

I inquired, and due to discretion will only write as much as I also communicated to Phillip via PM:

The property is located on the outer edge of a small area, which apparently consists of only a few residential houses between agricultural businesses and industry. It seems isolated by green spaces and clusters of trees and is situated at the end of a street.

I consider a development plan unlikely. It appears to be purely an outer area. I think if the realtors are correct in saying that a new building is allowed, then only as stated.
So if you want to build such a beautiful gabled roof house anyway, I would look into it more closely. The questions should be directed to the building authority, not the realtor.
Otherwise, I think the authorities have not regulated much for this area.
Connection to utilities is conceivable, but also not. I can't imagine sewage. I would be cautious about the information from Telekom (online?). Internet?
All of this would be questionable. A lot is confirmed online.

Is it allowed to clear the tree stand for a garden?
- You must expect that no street cleaning will take place in winter.
- The further area to the south would probably be suitable for a wind farm?
- Agricultural businesses in the east could be expanded and perceived as disturbing
- An alpaca business, lots of livestock and poultry: be aware that this is not just idyllic. Animals make noise. The area could also be expanded, then you would have industry as neighbors

What you should be aware of: such a property may seem romantic and appear as a real gem compared to “boring, structured properties.” Above all: affordable.
However, the romantic life without neighbors and connections may also have many disadvantages for a family: as already mentioned, you will probably have to ensure access yourself in case of snowfall, and there will be no neighbor to exchange with.
The children will be able to romp around nicely in the green, but what about later? How will they get to daycare, school, or sports club? They will hate you for this idyll.

A dreamy Sleeping Beauty castle (in the rectangular gabled roof house) fits perfectly there - but do you want to live dreamily? Personally, that would be too many sacrifices for me, I have to say honestly!
