Just as an example. BORIS says 120 €/sqm for us. A plot nearby is currently being sold for 240 €/sqm + additional costs + broker fees.

What use is the Boris if 100 people want an existing plot of land or a property?! Just offer what you are willing to pay.

My city only does it that way now and, according to reports, recently broke the 1000€/m² mark with it.
In front of the children's school, there used to be another DDR slab-block school, which was demolished and the plot divided into eight building plots. All were awarded via the bidding process.
The first four plots already bordered an official street and came onto the market earlier. Four private individuals received the contracts there and each built a single-family home.
For the other four plots, a street first had to be designated, so they came onto the market about two years later. Prices had meanwhile risen significantly. On one of the four plots stands a very high-class single-family home, where everything was pristine from the start (very large, great outdoor facilities, two SUVs with the star emblem in front of the door).
The other three plots were snapped up by a developer who is rather notorious here for quality issues. He built a semi-detached house on each, 150m² per half, and sold each for about 400k€. None of these homeowners need a lawnmower; the plot consists only of the house and a 3m clearance strip.

Are plots really that scarce where you are? In the municipality where the mentioned plot is located, there are plenty of plots, just not in the location or with the plot characteristics (the mentioned plot here is flat, no slope which is anything but obvious in the municipality and has a great distant view). There are 5 plots listed on classified ads alone, but all on slopes. I hope that because of the actually many free plots, it won’t be so expensive after all.

Calculated the price per square meter for the individual plots from the classified ads? Then add what a flat plot with a great view is worth to you. I find that more meaningful than BORIS.

So there are enough "bad" plots and the one you prefer is wanted by every other bidder as well. So it will be particularly expensive, because the high purchase price of the plot also results in significantly lower construction costs. Maybe you should rather think this way
