So the Allkauf Haus Prestige 2 V2 with 275 sqm costs 250k as a base, as far as I am informed. There, I think, even with a good provider, 170 sqm for 230k is possible. Even if it is a shell house, which is also OK for us. If we end up deciding on a prefab/shell house provider.

OK, so the additional construction costs alone for the house double? What all kinds of costs are included there?

The apartment has been rented for 3 1/2 years.

Additional construction costs rather 40-50k. It can be less, but not necessarily. House in the area definitely 340k. With complete expansion done personally, you can of course save a bit. I believe at the moment even more than generally said, because the companies charge completely astronomical prices. Complete providers then even more. Example tiles from the main contractor with material value of €2,500: €11,000. Example standard electrical installation, so no luxury, no KNX: €19,000 for 140 sqm without basement. In any case, I would absolutely exclude 230k, that is nowhere near enough.

Then please consider the tax in case of a possible sale; tax-free sale is possible after 7 years of renting.

Be sure to work with realistic figures. Currently, it is pure fantasy and completely unrealistic. Even with just slightly upgraded equipment, you are looking at EUR 2000+ per sqm. Plus things like garage/carport, kitchen, fireplace, etc.

Incidental building costs: take a look in the subforum "Building costs" right at the first (pinned) post. However, the posts are already several months old and are regionally specific.

Regarding the house: a house 'in the base', meaning the catalog price, is the base - it can’t be less, otherwise it’s not a house. On top of the shell of the house come several extras, for example a plaster that doesn't mold after just 5 years, a different window color than white, larch instead of cheap spruce, etc.
Added to that, for a shell house, is the finishing: materials and labor.
If Allkauf Haus provides the home technology for self-installation, then you might prefer heating yy instead of xx. Or Kfw55 instead of 70.

The catalog always offers a relatively low standard; the desire almost everywhere is to have something better. Even if it’s just doubling the usually small number of sockets: each trade demands its few thousand additional costs.

One calculates 1800-2100 € per sqm of living space, depending on the equipment.

What Allkauf Haus offers, I don’t know. But overall almost everyone can see themselves in the 1800€ plus range (except maybe builders who rigidly take the cheapest offer everywhere and also build in the northern flatlands, where a contract is made by handshake.
