That is exactly the issue with the developer :( The question is, if I equip the house on one side with a terrace (to the left of the house), you should still get enough sun in the evening hours. The gardens around are at least all still flat right now. Of course, I would prefer the southwest plot as well.

don't underestimate that - we have a house to the south of ours - ~23 m away. It casts 21 m of shadow at noon in February (the reason why we built a rectangular rather than a square house). There is an online tool (sonnenverlauf) with which you can simulate that. If all the houses there have an eaves height of 7 m... even today the shadow length according to the program was at least 6 m (at 1 pm). If your plots are 15 m wide you can figure out how the houses are positioned: exactly 6 m apart (there is hardly any other way).

Hello,
So, when I read your question this afternoon, I wasn’t sitting on our south terrace, but at the edge of the property in the shade of the hedge because it was too hot :)
And now, for an hour, the sun hasn’t been on our property anyway because the detached house next door to the west is stealing the evening sun ;)

Well, when choosing the property, it certainly depends on the house you want to build. With 15 meters in width, I wonder to what extent boundary construction is allowed for garages. Otherwise 2.50 for the house in RP? Is there a building line?

I don’t find No. 41 really bad; the garage/carport could be placed crosswise as a privacy screen towards the street and then the house entrance in the north. Or or!

Regards Yvonne

This is an excerpt from the development plan:

So boundary construction for garages should be okay, right?

What do you mean?
Development plans should be read in context - just like contracts and regulations. Here we have a small excerpt from the development plan. I wouldn’t want to make definitive statements.
But I assume you have dealt with the development plan and with the building lines and boundaries (these are not visible in the plan) and you have weighed whether you can build a house that fits your budget.
I find 15 meters width quite small; earlier I thought these were semi-detached house plots.
And of course, there are houses that fit on this, only you currently know your space requirements.
I’ll give you a tip: use templates to move an example house and garage/carport back and forth. has already given you a tip - unfortunately, I have to pass here because I’ve never dealt with the southern exposure side.

By the way: when the sun shines at noon, it’s not only sunny in the south :)

The house is to be positioned with the gable end. I will take on the templates.
