Good morning,

as Yvonne already wrote, I would make a scale drawing. That’s the best way for you to imagine it. In my case, I got the building plans from the city where the building lines are also visible. I drew the property to scale and then sketched different house shapes and positions. This way you can immediately see what you can imagine or not.

After the sketches, I submitted a building inquiry to the city and I am now allowed to build beyond the building lines to the north/east. This results in a better area for me towards the south and west.

I couldn’t have imagined it any other way either. ;)

I will do that with the sketch, the [Baufenster] is 12 x 14.50 meters. I will try to upload a drawing this evening.

Hello everyone, I have inserted an example of how one could imagine it, the black lines are the 3-meter boundaries, orientation is northeast or southwest, depending on the property. The garage probably still has to be set back 2 meters. The conservatory is optional.

And where is the property? You have to draw the entire property... This way you can't see any proportions, and certainly not the location.

Developer means:
1) The real estate transfer tax applies to both the land and the house instead of only the land, which can result in additional costs of around €15,000-20,000.
2) You have fewer negotiation options than if you can choose between offers from several home construction companies.
Regarding 2): With us, the construction company sells a semi-detached house as a developer (without a basement, air-water heat pump, controlled residential ventilation without heat recovery, standard equipment) at the same construction price as our single-family house freely negotiated after inquiries with 4 construction companies (with basement, geothermal energy, controlled residential ventilation with heat recovery, concrete stairs, 2 sliding doors, one glass door, remote control for shutters). When you factor in the real estate transfer tax for house construction, they have spent exactly what they saved on land costs due to the smaller semi-detached house plot. Overall, they pay roughly the same amount…
