Garage, carport, or both?

Hi,
we have your variant 3. At first, we also wanted the garage at the back, where your garden shed is. But that would have made a large part of the property essentially face the street.
We also once had the idea of access through the parking spaces. We quickly discarded that again. To avoid it feeling cramped, you need at least 2 m path width there, so you’re looking at a carport width beyond 7.5 m.
And then everyone (especially later your children with their scooters, bikes, etc., but also delivery drivers, guests with strollers) runs right along the cars. You can already book the flat rate for scratch repairs at the auto body shop.

The charm of variant 3 for you is that you can possibly still build the garage later, i.e., upgrade to variant 2. Just be aware that garages are officially not allowed to be used as storage rooms. You can store 20 l gasoline and even 200 l diesel there, but no bicycles because of the fire hazard... Of course, it’s nonsense, but that’s how it is. In reality, no one cares, but if someone wants to cause trouble, you might be asked to clear the stuff out. That has happened in my circle of acquaintances. Therefore, a second garden shed in that spot might be better.

Since I neither know what the development plan stipulates nor where concessions can be expected, the answer is difficult. An access width of over 6m is usually not allowed; sometimes it ends already at 3m. For parking spaces and garages, 50m² of floor area is the limit for exemption from approval. With three parking spaces, you exceed that. If the planning is not in accordance with the development plan, the exemption from approval only helps to a limited extent, since you then need an isolated dispensation. By the way, this is a nice source of income for the authorities if the development plan is not changed. The fees for dispensations should not be underestimated.

One more question, the neighbor has decided on option 1, i.e. passage to the house between the cars. And with a carport width of only 6.20m. Too narrow or can that work? What width would be just acceptable for you? Thank you for the help so far!

I would almost take 6.20m width if I were not going to make a path through it.

Hello,



Just calculate how much space is left if the cars each stand 0.5 m away from the wall

0.5 m + 2.1 m + X + 2.1 m + 0.5 m = 6.2 m

X = 1 m

So you have exactly a 1 m wide walkway to pass through (and only when parking exactly straight and no excessively wide cars, 2.1 m is a VW Passat).
And in a carport...

    [*]This is not an inviting house entrance.
    [*]You will barely manage to get through with a normal bike trailer for 1 child, with a two-seater you can pretty much forget it.
    [*]You will constantly have to live with scratches on the car.


That would be an absolute no-go for me.

Thank you for the many tips and suggestions!! It was really helpful to weigh the pros and cons.

We will now go with option 1 (passage in the middle), with a little more than 7m width and a slightly shorter garage behind, so that the passage at the back does not become too narrow. We tried it out with appropriately parked cars on the property; with V2 (double carport and entrance to the left of it), you have to walk around the corner far too often, and you initially walk straight onto the terrace instead of to the front door behind it. With V1, you walk straight through to the front door once, and as an uninvited visitor, you are less tempted to go directly onto the terrace and knock on the kitchen door.
