Where is the problem in building a 160sqm house with the subsidy? Especially in combination with the possible 50% equity ratio. Building plot depending on location 250k (with a wide range). 160sqm house in KFW40 for 500k€. You can own 350k€ and then still need 400k€. You can get almost the entire amount from the L-Bank. For the rest, maybe the KFW300 program works (provided the CO2 analysis fits). The burden on 400k€ at 1% interest and 2.25% repayment is just 13,000€, which is about 1,100€ per month. That is the cold rent for a 4-room apartment. Of course, you can afford that with an annual salary of up to 87,500€. It’s not that tight.

Thanks for this reality check. My intuition really tricked me there.

160 sqm KFW 40 for 500k sounds pretty cheap. But probably doable. Especially if you can leave out some trades (don’t know if that’s possible). Garage, photovoltaic garden and stuff could maybe be done later if allowed and calculated out accordingly.

Nowhere. However, the OP , not to be confused with the presenting themselves here, wants to design the basement as living rooms, where additional living space is to be generated.

Ah, I see as well. I hadn’t considered the basement. With the basement, add another 100k, then you either need an additional loan or the entire KFW300 subsidy.
