Of course the bank will act up. A 120 sqm house with a 30 sqm heating room is worth 400k. A house with 140 sqm and a 10 sqm heating room is worth 475k. If, of course, you also have to cover the costs as living space and finance them, you will have a problem.
However, I also consider where your heating system really is. Because you have to build a 30 sqm room and put the heating in there. That’s how the plans have to be, the calculation of the living space and also the building permit. If you want to renovate later, you need a new building permit. A future buyer also wants to buy living space, not heating space (it could be that you need to sell soon due to divorce, unemployment or health issues).
And lastly, it’s simply subsidy fraud. Nothing more and nothing less. This goes far beyond the bounds of what is normal.
