Back then I made a table of what expenses arise. Separated by topics, divided into monthly and yearly expenses and the latter converted into months. Especially the yearly expenses are easily forgotten. In any case, various things were added to the table after I thought I was finished. And 3 months later, part of the table was obsolete because the liter of diesel was at €2.20 and food prices skyrocketed. So plan a generous buffer. By the way, not only for the installment, but also for the calculation for the house. We still have a few smaller bills and work on the outdoor facilities missing, and I didn’t enter every screw order on Amazon and every trip to the hardware store or gravel plant (at first I was still exemplary there, at some point I got fed up), but it is already clear that we are well above the calculated budget. The individual points for the cost overrun - apart from the terrace roof - are mostly not that expensive. But they add up. You signed a fixed price for a house according to the construction description. Everything that is not included there is extra. Whether it’s the additional socket, a €10/sqm surcharge for tiles, ... A fixed price is only worth as much as the construction description that goes with it.

I would not expect 300 euros additional costs for a single-family house of this size. That is calculated very low for future developments, in my opinion far too low.

Costs are rising everywhere and quickly. Everyone just wants your money. I would plan for 600-700 euros, or even more.

So loan installment + additional costs are already 2,000 euros gone, and tend to increase further. Food costs will certainly increase as well.
Meal money for the child was just increased here as of 01/01/24, which is now over 100 euros per month. (5.30 euros daily)

Your equity practically invites you to build your house much cheaper and to do without a general contractor.
But well, that is up to you.

In our contract it says:

Application for construction electricity and construction water, installation of the electrical box as well as creation of the construction water connection
Furthermore

All earth and irrigation works are included, including the installation and delivery of the cistern
The soil survey is also included

I am glad about the constructive criticism here, like this for example, I just never understand why people have to "attack" so directly like other thread creators.

What is the current status actually? The contract is now signed, but how does it look with the financing? Is there still anything to discuss here or is everything already decided?


So you pay for the electricity yourselves? Do you also pay for heating the screed yourselves?


So the removal of the excavated soil is not included? Do you store it on the property or pay for it yourselves?

How much does the water and electricity connection cost at your municipality?

Are floor coverings included?

Is painting included?

What is included in the electrical work, what do you need additionally?

How much do the bathroom and stairs need to be upgraded?
