That means we have to prepare to pay the real estate transfer tax also for the shell construction? Does anyone know if that can cause problems with the KFW financing? It says on the website that they do not finance such things. Here in the area, it is unfortunately completely normal that plots are sold this way and you really don’t have much choice; if there are 5-10 freely available plots per year in the district under 400k, that already counts as many :-/ We actually always wanted to do the plot and house contract together promptly, simply due to the better planning of the financing.

That is not the problem at all. The problem is that you are not allowed to build on the land with a provider of your choice, but are forced to choose A or B. The fact is that you may only purchase the land if you also conclude a construction contract. And that is a classic tying arrangement. I myself bought a shell construction; the seller also offered me the completion and I was supposedly only supposed to pay property transfer tax on the purchase condition. Such a thing is nonsense, and the buyer is the one who then has to cheat the tax office. I then, also for other reasons, rejected the completion offer and finished the construction independently with professional site management. There were no problems with the tax office either.

Hello, so we will not purchase a turnkey house, only a closed shell. Heating system, electrical, plumbing, tiles, flooring, plastering/wallpaper, etc. will all be done or contracted by us. It would be unfortunate if we had to pay property transfer tax on the shell too, but financially it's manageable and definitely cheaper than searching for a building plot for several more years and then having to pay the increased prices. We only have concerns regarding the KfW financing.

That is probably meant seriously. The purpose of the funding is the formation of homeownership - not the support of despair. That may sound naive and/or heartless - but: seven years of searching without success are no longer just pure fate even in areas with a hot and/or dry market. It is understandable if you now think that this straw must be grasped at all costs, the bitter pill is "without alternative" - and in the worst case you just have to pay off longer. But firstly, it would probably not be the financing itself but specifically the equity portion that would need to be increased accordingly (and with that the bitter pill would already be significantly less relative). And secondly, I recommend that you browse around here with the search term "11ant Barthel". That should automatically fill your reading bag with threads dealing with the two topics "how to get hold of the pick-up goods of building plots" and "tied deals from property developers" or "land service".
