Is the plot suitable for a narrow house for 5 people?

I like to hear that. I had calculated 12*7*2*0.85 = 143 sqm of interior space for two floors. We would definitely need a finished attic - or a residential (partial) basement for three children's rooms plus a study.

As I said: I hardly know anything comparable - at least off the shelf (= the usual general contractor suspects on the internet). But: we are still in the exploratory phase.

Yeah... the idea just came to us as well. Let's put it this way: we live in a student city. You could even rent without windows there. (Just kidding. Don't think that fits either).

By the way, I was thinking of something along these lines (as a floor plan inspiration, not the GU house itself): TuC Bungalow 131 (I'm not sure if links are desired).

I would make the living room a bit smaller and move the utility room to the basement. In the basement, a large office, utility/technical room, shower, and maybe a small (prepared) kitchen/living area could be created with a separate outside staircase. This could prepare a (moderately attractive) granny flat that can be used as an office or a teen apartment. So far, though, it's just an idea.

But: the right property with 2.5 floors would be preferable to us—and would also make more financial sense. But it's a tender process.

But that's a, uh, optimistic floor plan. Just imagine it realistically furnished and used with three children and office use.

The western plot is much better. Knee wall should be 1.2 m and large dormers are also possible. However, with the plot you are left with at least 140k less for the house construction. That is at least 260 m2 more plot priced at 500 Euros per m2?

How big is the middle one?

Yes... especially since we would have almost 30m2 less floor space. OK - dead.
