Yes, I have that in writing... it is stated in the contract or the cost breakdown.

What does that have to do with Town & Country?
We are talking about “Bauprofis” from Beucha and “Massiv Haus Sachsen GmbH”.

No idea why that can’t be read.

Company A is building me a house for €230,000, including the construction costs. The house itself costs €65,000 for the shell, €20,000 for the roof, €17,000 for the windows, etc.

I said, a very transparent calculation. Very fair and clear. Exactly that is also confirmed by the internet and experience reports from acquaintances.

On top of these €230,000, there is the garage, aluminum shutters, whatever... resulting in €280,000. Here I still have plenty of budget leeway for electrical, garden, sanitary, and everything else you want.

Why? Because the plot costs €90,000-110,000. That still leaves me about €100,000 free according to my calculation.

Company 2 charges more... I already wrote... for the same size the house costs €255,000, plus garage, the separately indicated construction costs, the already planned extras... in the end, €330,000. So €50,000 higher expenses. Quite simply, because surely many more people are holding out their hands here.

The 100000 is certainly a bit exaggerated. But you only posted 3 cost blocks, what more can you really write there. A 160sqm house will cost between 400 and 600 all in without land, depending on the level of quality.

You wrote about Massiv Haus Sachsen at the beginning (or somewhere in the middle, it’s a bit confusing with you). And I wrote this here, look. Then please correct this when reading your responders and don't overlook it.



Sigh... I think that’s too complicated for me. Forget my calculation, you already have your nicely calculated one.

I have not manipulated any calculations.

A house consists of 2 cost blocks.

1. The house itself (here I have a fixed price).

2. Additional construction costs, which are significantly influenced by the plot of land.

If company A builds the house for €200,000 and additionally estimates €30,000 for the ancillary costs, these can change.

The €200,000 itself can only change slightly due to various wishes one may have.

This has nothing to do with the garden, driveway, or whatever.

Apart from that, a pure house with 160 sqm (which we don’t even want) does not cost €600,000 even in Leipzig itself.

This may look different in other places.

I wrote all-in, so including outdoor facilities, additional costs, kitchen, etc. And that is absolutely no problem here (Leipziger Vorstadt).

20k credit when removing tiles also seems a bit fishy to me. Let's assume a price of 100€ per m2, then that comes to 200 m2...
