Afralea, I'll make you another proposal that we built like this. You have to imagine the cut-off corner gone, it is due to compliance with the floor area ratio. The stairs lead to the attic, which is walkable and serves as storage for all sorts of things, like a basement. That is certainly a luxury, but quite nice. The house was completed turnkey in 2017, 163 with plaster, gas, solar, underfloor heating, plus a garage. Karsten

Hello Karsten,
thank you very much. The problem we have is that the children's room is always so small. With the floor plan from Town & Country, we are already very well served. With 108 sqm of living space, we have a nice and large children's room. And the covered terrace is an absolute highlight, as we like to sit outside.

Maybe we can live with always having to walk around. Family gatherings (12 people) in the living room are only 3 times a year, everything else then takes place outside...

What do you think about the bathroom?

That way I would already like the house significantly more.

Which alternatives have you looked at so far?

Subjectively, I would say that it is somewhat larger than the Town & Country design (?)

So we worked through all the floor plans from Town & Country and Heinz von Heiden. These are the big companies that operate massively here.

The Viebrockhaus is significantly larger with around 125 sqm.

So I hear that you manage well without a guest toilet. That a large KZ is important, a guest room not. The kitchen preferably separated. Then like this. Cows only accessible through the hallway. One less door gives freedom for the kitchen table and freedom in the living room. The bathroom opens into the guest room and is then large. What is currently the bathroom becomes the utility room, connected to the bathroom, without access from the hallway. There you put the washing machine and so on. The current utility room becomes whatever you want. Possibly only technology goes in there. Or storage room.
