The plot costs €95,000-110,000. The prices are already realistic for Eilenburg. I myself have 5 acquaintances who have built in the last 2 years... roughly corresponds. It was partly cheaper already. Don't always assume prices from the West.

I do not live in the West. Still, I don't think that works out. I also know some who have built in the area (although much closer to Leipzig, where the land alone is significantly more expensive). But the construction costs also seem too low to me, so completely apart from land prices.

So Eilenburg is now not Leipzig. Nevertheless, in the end it costs more than you think. Every extra costs, outdoor facilities quickly run into the tens of thousands... Just 100000 buffer, then it will be fine.

So I think keeping 100,000 simply as a buffer is exaggerated. But you should definitely calculate realistically beforehand and then add a buffer. Simply having a 100,000 buffer won’t even get approved by the bank. Construction costs rise about 6-8% every year in the area from what I have read, so you need a buffer just for that.

There is no bank that just gives you a 100,000€ buffer like that. I am a banker myself and therefore familiar with this matter. I have also compared about 20 home construction companies and in the end selected exactly these two.

I am really grateful for any advice, but please constructive ones and not just "a 100,000€ buffer." I already know the plot of land, as well as the price. In addition, both companies have already built there, so they know the land and ground.

Both companies offer fixed prices when it comes to the house. Everything is also done by the companies themselves, so no external contracting for the foundation and so on like with DFH or something like that. We are talking about 2 regional providers here.
