Is the city villa price reasonable?

Because, in addition to the material, labor costs also arise.

The construction professionals charge 16,800€ for 140 sqm fully tiled at 20€. That would of course be more expensive, since the tiles we want simply cost more.

Massiv Haus calculates at 22€ as standard. Unlike the construction professionals, I have the option to do it myself here... thus I get 21,892€ deducted from the house price.

If you subtract material and relate the offers to the respective sizes, the construction professionals take about 100€ labor per sqm and Massiv Haus about 120€ per sqm.

Because of my brother, I only have to pay for material, which I also get cheaper.

Phew, I’m keeping my fingers crossed that everything works out the way you imagine. That would definitely be a real bargain.

If it sounds too good to be true ... it usually is.

I really find the prices very low, but I am not familiar with that part of Germany at all. What I have seen - just as an example - is that provider 1 (MHS) quotes 660 EUR for "Telefon Gebühr Versorger" (connection?), whereas provider 2 has no item for that at all. (And Telekom now charges 799.95 EUR for a new connection.) So that doesn’t seem really comparable and - possibly - overall too low.

As said... that's all correct. The costs can indeed be higher. I was referring to the house itself.

For example, the construction professionals want €4,800 for a concrete staircase, for Massiv Haus already €6,700.

At Bauprofis, there's an air-water heat pump from Daikan for €22,800, at Massiv Haus a subsidized one from Vaillant. But I don't see a price here.

Who says that the Daikin is not eligible for funding? Daikin is not just some run-of-the-mill provider.

Are more pages coming now? Then I could start piecing things together soon to get an overall picture.

Regarding the stairs: MHS (Town & Country) describes a concrete staircase including beech wood coverings and stainless steel railing including fall protection on the upper floor. Does this also apply to Kern?

Maybe I'll just make the basic statement here that, in my humble opinion, it is almost always impossible to compare two different offers down to the last cent. Even if the wording is nearly identical, the execution can differ worlds apart – and accordingly, so can the price.

Aren't things that must be provided by the builder also forgotten, so that the house functions at all?
