As I said, the plot would actually be too small for me anyway, if there were basically no specifications except for permissible floor area ratio and floor space index, it might be worth considering, but with specifications on where the house or garage must go, it no longer is... what is silly about that? ... besides, it's not about me here anyway

Even though the building window is already where I have marked it. The plots in this development area range between 200 and 450 sqm. 330 is therefore an "average value". I will still get documents. Then I will know more....

If the location in the city suits you and the price is somewhat fair, then take it and don’t think too long or else it will be gone.

I also see advantages there: garden facing south; cul-de-sac without through traffic; the building plot also forces the neighbors to build to the north and keep the south free, so that for example in the evening the west sun shines on your terrace.

Since it is a dead end and only residents park there, I would also consider simply parking on the street. We live in a terraced house and apart from us and the other end house, none of the terraced houses have their own parking space because the front gardens are too small. In our case, however, this means: anyone arriving after 4 p.m. might have to accept not being able to park in front of the house. In this case, you would still have your parking space in front of the house "secure," right, or could other people regularly park there as well?

Basically a possibility, but even more important is how many parking spaces the BP requires.
