Is prefabricated house construction with a solid house floor plan sensible?

I'll try to attach the plans that were included in the exposé. However, these are without measurements and were basically just cut out by the realtor. We would like to plan the interior layout a bit differently, as the living area is not spacious enough for us. Although I'm not a fan of straight staircases, I would forgo the landing staircase and place the staircase in the upper floor above the straight one. And instead of the open space above the entrance, I would plan the guest WC and a pantry. On the upper floor, I would also like a utility room; for that, the walk-in closet can be much smaller. In the basement, instead of the wellness area, we would plan a separate apartment as an office. So quite a few changes, but all within the exterior dimensions. Just for your information: the terrace faces east. When standing on the street, it goes left, meaning downhill to the north, so you could make a second entrance on the left side of the house for the separate apartment.

Yes, changes are possible, worst case the change request doesn’t get approved and you have to stick to the approved version.
However, the base slab is also a closing point for the drainage planning; nothing should change there anymore.

But they are only equivalent – not better and certainly not worth overturning the planning for. In hillside locations, the choice is also hardly given, since the wooden providers largely drop out for earth-contact floors. However ...

... it’s “good that we talked about it”:
even if I imagine the drawing quality accordingly translated, I don’t see a planning here that would be worth, no matter how much a building permit stamp might somewhat refine it again, rescuing the expensive drawings from bulky waste. Hardly any good architects plan in this “style,” but often those of the type “ warns” (overrated artists, weak in construction management, and with what I’d call “budget adherence that you have to be able to afford”). That fits with the fact that the planning only went up to service phase 6.

In this sense, forget my nonsense from earlier, better plan anew. However: following my suggestion, Module A – dough resting with switch setting – Module B according to the result of the switch setting – Module C completely. I am happy to be available to find the architect.

Thank you for the floor plans. I watched the Karo Kauer videos. Your budget should not be sufficient for such a construction.

With your change requests, the planning is worthless. It needs to be completely redesigned.

Perhaps the survey plan and the soil report can be reimbursed. But otherwise, it is rather unusable.

The slope seems to be really steep.

Is there also a plan of the plot so that one can better imagine it? Please include a north arrow.

We don’t need a house like Karo’s either. For me, it was more about the fact that she is advertising Loxone, even though she doesn’t have that huge reach.


After listing all the changes (and that was just roughly), I also thought that it’s quite a lot. Actually, I’m now tending towards a complete replanning. Maybe there really is another idea that fits our needs much better.



Yes, the plot first rises 3-4 meters from street level... So there will be significant earthworks.
Attached is a photo again from the architect’s plan, where you can better imagine the garden. I tried to draw in the north arrow. The terrace is still somewhat lower than the later garden level. The plot ends at an orchard meadow with horses. And you try to adjust a bit so you can look onto it.

Yes, thank you for your input. I now also think starting right at the beginning makes the most sense for us. And there is indeed an experience report about the aforementioned architectural firm in this forum, and there the excesses of your suspicion regarding weak site management seem to be emerging.

In villas like hers in the Loxone video, Peter Zwegat will soon be standing at the door, the "leasing rate" is probably far from a healthy ratio to a very short-term cancellable influencer income. Just the location of the viewing window alone is likely to have the price level of Bel Air.
