Is prefabricated house construction with a solid house floor plan sensible?

How convenient - then more is earned in the construction sector if the planning area was handled ignominiously.

Do you also have the survey plan? The slope then probably goes more towards the NW? Even the positioning on the property can be questioned.

If the terrain allows, garage on the boundary.

No, it doesn't. Because the 3,000 EUR/m² is a mixed calculation, from expensive rooms and cheap rooms. From fixed costs like planning, delivery, arrival/departure and variable costs for material and labor. Whether the truck is full or half-full, the trip usually costs the same, but in any case the full truck is cheaper per quantity. Whether the craftsman is on site for 3 hours or 8, the trip costs the same. Whether the bathroom is for a 100m² house or for 150m², it costs the same... etc.

If you don't believe it... A 100m² bungalow costs significantly more per m² at Town & Country than a 150m² city villa... why? See above...

Unfortunately, I don't have the survey plan. The street goes almost north, quite steeply down the hill. And the property itself is 3-4 meters above street level, so it rises towards the east. If the garage is feasible there, it's definitely a good idea. Then you would have more garden, which would of course be nice. I'll discuss it with the new architect.

Correct, but: do you really think the meter here was cut only from the cheap rooms? Of course it is a flat average, and this also applies to the quoted statement about the potential savings.

I can't answer that for you in detail. But I have been working in special machine construction for 15 years and that's how it is... If the customer thinks they will get 10% less price because they buy 10% less "m²" or 10% less function, then they are wrong. That saves at best 2 or 3%. Because we, surprise, calculate mixedly. We sell the basic functions cheaply, optional items from the catalog more expensively... special quirks are really expensive because we bill those according to hourly rates and effort. If the construction industry does it noticeably differently, I would gladly nominate them for the Mother Teresa Prize... But that won't be the case. That's how they calculate. And the architect knows that... And so does the 11ant...
