There is also the possibility to first build the ground floor ready to move in, and the following year to construct the upper floor in EL. However, connections to the upper floor should already be installed, and important for liquidity during the expansion: money must flow (whether through salary or financing) so that materials can be purchased. Garage: many people are happy without one... it can also be upgraded later :)

That's not too far from my mentioned 300,000 anymore. Raising the ground by 80-100cm can quickly cost 15,000 euros. Then a few unforeseen things and you're there.
A small example among many...
With me, the boards on the roof barely extended beyond the outer beams. So it rains against the roof beams. The house would have worked like that, but for me that's not quality if I have to go up with a brush every 3 years. So what do you do, since you only build once? Sheets are placed on the beams, that can’t be that expensive. 250€ per gable, unfortunately I have 4 of those. Unfortunately, it often goes like this and you quickly exceed the planned costs, even if quite a bit has already been factored in.
You better not overestimate your own work in the calculation. I spend on average 5-6 hours on the construction site every day after work, every weekend and 95% of my annual vacation. Of course you save a bit, but honestly, that only compensates for small extras you still want to indulge in.
Therefore, still, if you are really honest and build solidly (roller shutters belong on all windows), then 300 grand are gone.

Because in my opinion it is standard. Maybe some people manage without roller shutters, then for me that falls under the category of surprising savings (which is not very common in construction!). In contrast to the roller shutters, the garage, cistern, clay roof tiles, stove, geothermal energy, bus system, 4 instead of 2 gables, etc. are luxury for me. Sure, you primarily build for yourself, but for the worst case you should also consider whether the house would sell well. What use is it to me if I build for 150,000 and a few years later only get 100,000 for it because it is simply uninteresting for the market? It’s like with cars, without air conditioning you can only sell them by price. The absolute full equipment has enormous depreciation and the healthy middle is usually quite okay. ;-)

Well, how many houses have you built so far? I’m living in my third house now. The first two were without roller shutters and in the current new build we’re only putting them on the ground floor. Sure, I would have liked to have them, I admit that. What is considered "standard," however, apparently varies very individually. May I ask why only at the bottom? Why not leave them out entirely then? Burglar protection can't be the reason. You really need shutters at the top if you have children and want to put them down for a nap at noon. At least our little one always says he would miss something if it's not pitch dark. Retrofitting shutters is not exactly a small job either.
