Is my budget sufficient? 210 thousand euros for a single-family house

I can only agree, that will be difficult.

Apart from that, your very solid and inexpensive taste is impressive: roller shutters, blinds, all tiled, fireplace – wow! That’s roughly about 30,000 euros extra for this "no luxury house". And yet everything is supposed to be solid and of good quality. Sure, the solid, simple, and good quality is then the price starting at 300,000€. Only after that does the extra charge begin for golden faucets and oak stairs.

I could imagine that you might manage that with a shell construction if you are on the construction site all day and coordinate all trades yourself. Even then, it will be tight. What about the plot? Is it fully developed and paid for?

Not at all, and in my opinion certainly not in BW. Even with smaller planning, you have to add extra costs ...

Here is one of our smaller designs as an example and for NRW:

Single-family house, 8.53 x 8.66 m (approx. 113 sqm living space), Kfw 70, SD 42°, knee wall 1.00 m: TEUR 158.4
typical incidental construction costs: TEUR 35-40
painting work in EL: TEUR 10
floor coverings in EL: TEUR 10
external facilities in EL: TEUR 10
finished garage 3 x 6: TEUR 5.5
reserve for extras: TEUR 10

Total investment house: TEUR 243.9

You can initially do without the external facilities, garage, and extras; a new kitchen can also be added later. But even then, you still have to manage TEUR 223.9 ... if the construction project is to be done seriously. Of course, it’s always possible to do it cheaper ... on paper; but usually, this dream catches up with you no later than after signing the contract ;)

A shell house is also not a solution; the materials for the interior finishing cost money, installation does too, and you also need 2 supervisors for the acceptance of the sanitary & electrical trades. Then the whole thing should also be professionally supervised, and in the end, you end up with the same figures.

If the budget is tight, I would rather play it safe and look for an existing property. That way, you know what you are paying. The older the property, the more important expert guidance becomes, otherwise it can become expensive again ...

First you have to find one! Around here there were only clay huts at completely inflated prices. So the decision for a new build was quick, because it was better and cheaper.

So 300,000 for a square house with nothing included was hopefully a joke... Something like that is available for 100,000 + construction additional costs. That's then only about 90 sqm without KfW 70, but it already provides a basis. Based on the basis, you can then upgrade to larger models (more sqm) and choose special equipment, just like with a car. A company that basically doesn't do anything below 150,000 is immediately out of the shortlist for me! Who pays 40,000 euros for a small car?

And for that, you get one of those nicely calculated KFW 55 houses like you?

The values for the windows sound to me more like double glazing.
To me, it sounds like upgrading a Lada with air conditioning, Bose system, electrically adjustable seats, central locking and other electronic gadgets just to make it still marketable. Everyone has their preference.
