Also in your region (Stuttgart City), the 92m² bungalow from Town & Country costs less than €1400/m². The OP had asked for a simple, inexpensive building method, if that is enough for him, and this house will probably outlast him, then you have to say, that works. An acquaintance now wants to build several houses and rent them out. In various former Eastern Bloc countries, you can buy timber frame houses with a final price of under €100k. I wouldn’t do it, but for some that is enough. In Germany, construction is among the most expensive and highest quality, which in some aspects is completely exaggerated, though pleasant.

so for €150,000 including the plot where you are already registered, it should be doable. Team Massivhaus, for example, is the cheapest provider here in the north. whether this is the first choice is another question, but it is definitely worth a look. they offer the standard single-family house (1.5 floors / called "the classic" on the internet) 120sqm with plaster from €115,000. there is even a bungalow for €10,000 less. you have to be clear that the equipment is really super basic and some truly obligatory extras are missing. but it is doable if you really want to.

Additional construction costs:
- €15,000 for all connections and wastewater/rainwater / construction electricity/water
- €5,000 for extra earthworks (this is already quite a reserve, but it might not be enough)
- €5,000 for a simple kitchen
- €0 for lawyer/court/mortgage etc... (because no loan!)
- €0 for state fees, because you already own the plot
- €0 for commitment interest or similar, since no loan (so construction time is relatively irrelevant)
- €0 for KfW consultants, because not necessary
- €2,000 for building notification, pipe tightness test, surveying at the end of construction (cadastre office), structural engineer proof (mandatory in Schleswig-Holstein)

missing are: floor coverings where no tiles are present, all wall and ceiling work (DIY costs about €1,500 for wall/ceiling materials (woodchip wallpaper + paint etc...). for floor coverings it depends.
of course, the entire outdoor area is missing, which will easily cost about €25,000.

it will be very tight but doable. however, it certainly makes more sense to take out a few extra euros. but you have to keep in mind that registering the mortgage with all the rigmarole is not cheap. it might be cheaper to take out about €20,000 as a consumer loan and pay it off quickly.

alternatively, save hard for 1-2 years or borrow a few euros from family.

But it is not expensive either. A 25k land charge costs about €400. Of course, relatively expensive. A normal installment loan has about 3-4% interest. You should be more relaxed with a small mortgage loan at the house bank.

Is that so? Also including the district court and all that stuff that comes with it? Like including finally canceling the land charge at the end, etc.?
Maybe a building savings contract would also be an option. You definitely have to calculate and see what makes how much sense. Over €20,000, registering it will certainly be worthwhile at some point, before that it might be paid off too quickly to have the registration costs covered by the better interest rate again (especially since low construction loans are unpopular and have higher interest rates).
In the end, you just have to get offers for both options and then decide. The significantly more straightforward way is the consumer credit for these amounts. Maybe you can also simply finance certain "incidental costs," e.g., the kitchen at the kitchen studio at advertised 0%. Overall, it's all a very comfortable situation and the construction is absolutely no problem. With a permanent job, the few bucks that might be needed are immediately available.

I have only considered the order. However, if I enter 25k, Interhyp immediately switches to Konsumentenkredit. So you are probably right. Effort, etc. will not be worth it compared to the consumer loan (if you only consider the time investment that the construction financing means).

Certainly, not everyone has to build a house for 200,000/250,000, but if you deal with house building for several years, and intensively in a forum, you gain some insight into what building a house costs.

Besides, there are ancillary building costs, then the surrounding stuff: kitchen, moving, landscaping.

I would talk to a bank: You have equity of plot +150,000.
And be honest: you’re also paying rent now – for 50,000/70,000 € you will get great conditions and be able to build a small house with small upgrades: upgrades for example like enough sockets, nice flooring, and a nice kitchen. You can hire a professional for painting work and there will still be money left for lamps and a lawnmower. You probably won’t need that much for the garden. You put the rest of the money immediately into additional repayments and will be done with it in 10 years. Presumably with a monthly payment that is not/much higher than your rent, but for your own house without much luxury, yet qualitatively reasonable.
