Is it really possible to build for 150 thousand euros?

With 150,000 euros, I would advise against building! You can have a look at what you get for 150,000 euros including ancillary costs on the used market. For a new build, you can calculate about 1,400 euros/sqm living space (rather more, depending on requirements) plus ancillary building costs amounting to 20,000 to 40,000 euros (depending). Otherwise, the information is very sparse for a benevolent advice. Is there any regular income beyond the inheritance?

We are talking about simple standard here. The land situation needs to be examined more closely. Own contributions possibly as well.

It is not impossible.

You are – according to your own statement – a timber house builder; therefore it surprises me that you raise the OP’s hopes which are not realistic. You should know better than anyone else that her ideas are naive.

For €1,400.00/sqm there is no house – at least none reasonably constructed; not even in SH. Besides, it should be known to you that a small house is proportionally more expensive than a larger single-family house.


One does not just call “somewhere” but arranges a personal appointment. Go to your house bank, if your post here is serious and not just a welcome pastime of a troll. EUR 50k do not necessarily have to be obtained via a construction loan.

For example, the bungalow 92 from Town & Country costs between 110 and 115 k€, the 78m² version is available from about 100 k€. That would be with the base house and very simple equipment. Without a basement, 25 k€ should be enough for incidental building costs. Possibly with some EL deducted, that could be just enough if you do the exterior facilities gradually. However, I would actually prefer to borrow 50-100 k€ and build something a bit bigger/more high-quality, who knows what the future holds or if you want to sell the house again...

I agree with Bauexperte. Classic brokers laugh about 50K EUR. The reason is, they get a commission depending on the loan amount; but they have the same work as if they broker 300 or 500K EUR.

Normally, the house bank is the best contact for loans of this size

@To the thread starter: Are you currently paying rent?

In my region, you certainly don't build for 1400/sqm, rather for 2000
