Norderstedt is so ugly, Langenhorn Fuhlsbüttel too, Duvenstedt is not affordable. I would not give up Kiel’s quality of life for something like that. If it has to be closer to Hamburg, then Lübeck. 30 min on the A1 to Hamburg. Every 30 min a regional express to Hamburg with about 30 min travel time, affordable, nice, with a beach in Travemünde, with atmosphere in the city, with Dräger, O and K, Schwartau among others as employers. K
100%! We also looked at Norderstedt, but just after the 2-3 viewings we decided against it.

3. TRAFFIC CHAOS DAILY!!! The route to Hamburg is simply catastrophic.
Lübeck – my parents live there... Unfortunately, the freeway there is also a permanent construction site. Traffic-wise also catastrophic. But you only reach the 30 minutes if you floor it on the left lane and there is hardly any traffic. The solution would be the train, but that’s not for everyone. The area is definitely nice though. Especially the connection towards the sea is great. This way you usually have the weekend traffic jam behind you.
Why is no one looking south of Hamburg?
We have good and nice living here, no flooding, no long way to the coast.
Supermarkets and schools are also available.
We built on leasehold 5 years ago – okay, it’s not for everyone, but our villa cost 250 AI. For that, we pay 230€/month for the ground (and no, we don’t have to ask anyone if we do something on the property, it’s ours...!)
You can calculate from that how much a plot costs here. There are also plots that cost twice as much 5 km away because of a different place name, but it is definitely cheaper than Wedel or Oststeinbek.
We also initially wanted to go south. However, there you also have the traffic disaster with the tunnel or the bridge.... If you often have to commute to Hamburg, it’s just so annoying. Now the bridges behind the tunnel are being renovated again for another decade.
Leasehold is unfortunately also relatively rare. You really got lucky there. But even there, prices have shot up considerably.
We built in Moorrege, part of the Pinneberg district. We built with Kagebau (solid, brick on brick) from Hohenlockstedt and we would do it again. They’re not the cheapest, but a pleasant collaboration. The Kage standard is already very good.
We searched for about three quarters of a year. So it went...
Also building with Kagebau. Technically a top company. Communication we find could be improved. The workers all speak German and you can have a beer with them sometimes. What’s also great is that almost the entire shell is done by Kagebau without subcontractors. Prices are still rather high... it can definitely be done cheaper.

The only downside: The very high daycare fees in Schleswig-Holstein....in Hamburg 5 hours are free
^ the wife can almost stay home directly if she only wants to work part-time anyway. What an average worker brings home almost all goes on fees. But maybe a change will come soon. Talks are already underway.
Traffic-wise the best, except directly in Hamburg, is currently definitely the western part. You can take the highway or drive via country road (Schenefeld, Wedel).
Even Elmshorn, which is still relatively far away, can be reached quickly that way. Outbound traffic during rush hour hardly ever has a traffic jam. Only inbound from 7:30 a.m. is a catastrophe because of the A7 construction site.
But you won’t get a single-family house there for 400k either. Acquaintances build near Pinneberg and are at about 500k (450 sqm plot).
A semi-detached house would be feasible. That’s what we’re doing at the moment. But many decide on that too. Many probably want to have the good money from Hamburg and not have too long a commute. That was the case with us too. Professionally, we unfortunately have to go to Hamburg several times a day. Also, general contractors make more profit with semi-detached houses than with single-family houses. So, of course, they prefer to offer semi-detached houses on free plots.
Irina, don’t get worked up. First find work in Hamburg and commute between. Then you know what you earn, whether Trittau, Bargteheide, Quickborn, Uetersen or even Buxtehude (Airbus!) are better fits. Then act. One thing at a time. And maybe you find something that fits in Schleswig-Holstein, and you can stay in Kiel-Eck-RD-or HL, which is 1000 times better than Hamburg. Because if you are from SH, never forget: where we are is top. K.
I can agree 100% with that. I would also look for work first and commute. If you live east but work west, you’ll be annoyed later to have to cross the whole city every day.
