100%! We also looked at Norderstedt, but just after the 2-3 viewings we decided against it.
1. still relatively expensive
2. not particularly nice
3. TRAFFIC CHAOS DAILY!!! The route to Hamburg is simply catastrophic.

Lübeck – my parents live there... Unfortunately, the freeway there is also a permanent construction site. Traffic-wise also catastrophic. But you only reach the 30 minutes if you floor it on the left lane and there is hardly any traffic. The solution would be the train, but that’s not for everyone. The area is definitely nice though. Especially the connection towards the sea is great. This way you usually have the weekend traffic jam behind you.



We also initially wanted to go south. However, there you also have the traffic disaster with the tunnel or the bridge.... If you often have to commute to Hamburg, it’s just so annoying. Now the bridges behind the tunnel are being renovated again for another decade.
Leasehold is unfortunately also relatively rare. You really got lucky there. But even there, prices have shot up considerably.




^ the wife can almost stay home directly if she only wants to work part-time anyway. What an average worker brings home almost all goes on fees. But maybe a change will come soon. Talks are already underway.

Traffic-wise the best, except directly in Hamburg, is currently definitely the western part. You can take the highway or drive via country road (Schenefeld, Wedel).
Even Elmshorn, which is still relatively far away, can be reached quickly that way. Outbound traffic during rush hour hardly ever has a traffic jam. Only inbound from 7:30 a.m. is a catastrophe because of the A7 construction site.
But you won’t get a single-family house there for 400k either. Acquaintances build near Pinneberg and are at about 500k (450 sqm plot).
A semi-detached house would be feasible. That’s what we’re doing at the moment. But many decide on that too. Many probably want to have the good money from Hamburg and not have too long a commute. That was the case with us too. Professionally, we unfortunately have to go to Hamburg several times a day. Also, general contractors make more profit with semi-detached houses than with single-family houses. So, of course, they prefer to offer semi-detached houses on free plots.



I can agree 100% with that. I would also look for work first and commute. If you live east but work west, you’ll be annoyed later to have to cross the whole city every day.

Sorry, but I see it differently. Once you understand the principle (which is not difficult), you try to clarify and factor in any possible extra costs as early as possible.

I believe that you take more of a risk with architects. When I read here how often reality deviates from their estimates.

With Town & Country, the risk of additional financing rather depends on how well you have informed yourself beforehand and whether you can stay disciplined. Then in the end, you get what was calculated at the beginning.

We are currently building in Eutin (district of Ostholstein) for just under 400k with a few extras.
Plot of 600sqm in a cozy small town with 18k inhabitants and you can quickly get to the Baltic Sea.

Lübeck and Kiel are very easily accessible, Hamburg would also still be acceptable for commuting (matter of opinion).
I would first look for a suitable job, then determine the corresponding main place of residence, and then buy a plot of land.

It is also a question of whether you have to go to Hamburg to find the appropriate work.
Salary is of course higher than in the surrounding area, but so are the costs / efforts (commuting time, etc.).

We are also building with Kage. In November '18 (1 month after we signed) there was a rather one-sided report on TV about botched construction. There was also an example involving the company Kage. We informed ourselves well about it and formed our own opinion, but everyone has to do that themselves... I think it doesn't matter here. If you want to hear my personal opinion privately, send your email. I can't use messages here. Regarding the construction itself, I can say that it is going very well. Errors are corrected promptly. The site manager is always reachable or calls back shortly after. We do a relatively large part ourselves and with questions Kage doesn't leave you out in the cold. Our building supervisor is also super satisfied as of now. The only thing that is somewhat annoying is partly the communication with the office. That can definitely be improved, but as long as the house is built according to the state of the art, I don't care and just call a bit afterwards. The language on the construction site is consistently German. The shell construction is almost completely done by Kage. They have everything in hand from the mason to the carpenter. Only a few subcontractors have some language problems, where you then have to talk to the boss and not the craftsman on site. Price-wise, it’s not the cheapest provider, but for that I can take a week off without worries and not have to drive to the construction site. The standard equipment is okay, though that is always a matter of opinion. If you want exact prices for certain things, then write again.
