Is it possible to build cheaply in Hamburg?

Hello Irina,

In my opinion, for €400k you generally cannot buy a new build including the land in Hamburg at the moment.

For that price, however, you can buy one or the other existing house. There’s always something to be found. Even somewhat cheaper, so there is still some budget left for "personalization."

Northern Hamburg isn’t one of my favorites either...
Henstedt Ulzburg is generally quite nice. However, I am disturbed by what feels like millions of power lines that spoil the area visually. Plus, two transformer stations close to each other nearby.

You don’t need to look at Langenhorn. Unaffordable. And in my opinion not really nice either. And with the airport just around the corner, it’s not exactly "relaxing."

The Wedel area is nice. Rissen and so forth. But also very expensive.

I am very happy in the Vier- and Marschlande. Here you can still find some existing houses for under €400k. But then you have to invest a bit regarding renovations etc.

But, at the moment, I wouldn’t buy at market price anyway. That is just too expensive...

Furthermore, Kiel is really nice! Think it over carefully. Sure, there’s more work here and probably more money... But everything also costs more here. So, calculate well.

I grew up in the Hamburg metropolitan area (Northeast), lived in Hamburg for 10 years, and am settled in Eutin.
Even though Kiel is not an architectural gem: Don’t put yourselves through that.
Hamburg is beautiful if you have the money!
What good are the fancy Alster or the Elbe shore if both are an hour away? Why move to Elmshorn, Pinneberg, Norderstedt and commute an hour uphill every day, having nothing left of the day, the children or city life?
I would try to find good work outside. It worked for me and I wouldn’t want to trade 5 minutes of commuting by bike right by the lake for 45 minutes by car/train (cycling was still possible without children). The salary is lower, but with 300€/m less for land than in the Hamburg area and all the other advantages, that doesn’t matter at all.

By the way, we pay the same as our friends in Hamburg for 7 hours of daycare here.

...and as a former Kieler boy I say: Kiel is clearly underestimated. the Wanne Eickel of the Baltic Sea! In Holtenau the sky is blue.

She works 30 hours and quite a bit remains. Above all, my employer contributes €350 towards the daycare fees and since 2018 there has been the €100 subsidy...

And next year, something is supposed to happen in S-H regarding fees... I'm curious...
