Greetings from Kiel, where I live with my small family. My husband and I, both 35 years old, and our little son.
Kiel is beautiful, the beaches around, the nature, the peace, we will all miss that. Unfortunately, as is well known, there is not much work here, so we are looking toward Hamburg.
Like many people, we also dream of owning our own home, but the prices in Hamburg are very steep. Then you ask yourself if it is even worth moving to Hamburg? Just for the work? Yes, the cultural offerings and job opportunities are much better. The city is beautiful and the nature around it as well! But what about owning a home, no one can afford that! For us, cities like Wedel and Nordestedt from Schleswig-Holstein would be options, and in Hamburg the outskirts like Langenhorn, Duvenstedt etc., so the northern side of Hamburg. No matter where you look, prices for new properties start at €400,000.
Has anyone maybe managed to build a house for this price? Including the land? When looking at construction companies, it is pointed out that the price (only for the house) depends on the building location. Why? The resources used don’t change.

In my opinion, for €400k you generally cannot buy a new build including the land in Hamburg at the moment.
For that price, however, you can buy one or the other existing house. There’s always something to be found. Even somewhat cheaper, so there is still some budget left for "personalization."
Northern Hamburg isn’t one of my favorites either...
Henstedt Ulzburg is generally quite nice. However, I am disturbed by what feels like millions of power lines that spoil the area visually. Plus, two transformer stations close to each other nearby.
You don’t need to look at Langenhorn. Unaffordable. And in my opinion not really nice either. And with the airport just around the corner, it’s not exactly "relaxing."
The Wedel area is nice. Rissen and so forth. But also very expensive.
I am very happy in the Vier- and Marschlande. Here you can still find some existing houses for under €400k. But then you have to invest a bit regarding renovations etc.
But, at the moment, I wouldn’t buy at market price anyway. That is just too expensive...
Furthermore, Kiel is really nice! Think it over carefully. Sure, there’s more work here and probably more money... But everything also costs more here. So, calculate well.
